You didn’t state whom the seller is but if it is a Federally owned foreclosure such as Hud or FNMA, it is a federal crime to modify the property in any way or take possession prior to closing I cannot imagine any bank is going to extend the closing 2 months

I sent a letter demanding payment, which she paid $550 immediately, after two weeks of not hearing a word and not being able to get in touch, I served a demand for possession letter, and then filed a dispossession.July's rent is now past due, and I have a court date, but I think I just realized I made a mistake.

Another thing I tell people, is the 5-day pay or quit is just part of the formality, and that we can always drop it, it's not a big deal once paid up... but it opens their eyes up to the fact not paying has consequences.If they just leave, honestly that'd be your best option.. b/c they are gone, you didn't have to pay them to leave with a cash for keys, and you get possession of your house quicker!

Hello BP,We recently acquired a condo in  Falls Church,VA area through court house for flipping.The owner/occupant was a old lady did not move out after we purchase the unit.While we are in legal process to get possession, i received a call from the HOA today that the neighbors of this unit observed a foul smell and called the police to see what is going on.we are breaking the lock as soon police arrive and get into the property.The smell could be from the leftover food or could be anything.To prepare for a worst case, i am trying to understand how to deal with the situation and get some affordable master cleaner referrals.Thank you,Vinod.
