I rented to students in Santa Clara, CA. 

When I took over the 26 unit building I managed in Santa Clara, the previous manager never raised rents on tenants as long as they lived there. 

It was a young man who was living in Southern California, and he was going to be starting law school at the university across the street from the building I managed in Santa Clara (Northern CA). 

I know a couple landlords there and the rent control and regulations are a pain.I see you're in Santa Clara.  

I'm trying to find a good way to do title search for the following counties: San Francisco, Contra Costa, Alameda, San Mateo, Santa Clara, Santa Cruz.Does anyone know of any companies that do this type of thing for investors at a reasonable price?

You can see in Santa Clara county sales got hammered at the $2 million range where his property was at but less than a million in Alameda county continues to increase YoY.

The property is in a highly sought after neighborhood in Santa Clara county with good schools and the property has historically appreciated at much higher rate than inflation.

Read carefully, the data that they are advertising doesn't include the Santa Clara county/San Jose area.

Somewhere in Dublin, Pleasanton, San Ramon belt where there is a lot of local talent, relatively affordable housing, worlds best weather, lots of open space, connections to San Francisco and Oakland and San Jose, yet conveniently away from the tech epicenters like Mountain View, Palo Alto, Cupertino, Santa Clara etc.
