@Robert D.Sounds like you need to speak with a family law attorney about separate versus community property rules, as well as possible creation of a pre-nuptial or post-nuptial type agreement. 

A good realtor that has done house hacking, renovations, off market deal finding, and owns these types of properties as well would be the perfect mentor.  

There are some lenders who specialize in these types of loans.  

I am familiar with being licensed thru nmls but never heard of any other type of certification  means nothing.. its just a private company non accredited.. 

I believe this is the type of Person BP should be courting for pod casts or whatever type of presentation your contemplating in the future to help guide your BP members that are starting out. 

Also your permitting process, type or land, grade of land, if underpinning is required will all play a factor into your cost.
