I said you move to Charleston and I will put you into business.So I had my GC who I can trust 1000% and 30 some new builds later and still ascending here we are.and now he has 7 of his own houses going.. so not only has he done great for me he has established himself as a local premier builder in the area.. but again we are just small potato's in that market there are plenty of really big players there.. we are just doing these little infills.. so as it relates to private equity and building its pretty cool.Someone from out of Area who does not have a Troy like I do could easily end up like Nick the first guy I funded there lose money hand over fist.. but again Nick is rich water off a ducks back for him.. but it got me the beach head.

You would have to work to find the real players because when you are new, most people that aren't really good investors will make themselves appear to be.

The players on larger land developments are developers who can entitle the land and sell it to builders or the builders who have the ability to take down the dirt, entitle it, subdivide and vertically build.
