Has anyone worked with this company, or done any investing in this asset class that can provide any feedback or recommendations including reputable companies with good track records?

Once you have the LLC and IRS Employer Identification Number you can open a business bank account to track rental income and expenses. 

With a private company, you're really investing in the company's track record (ours is nearing the 12 year mark) and the management team.

Most people on here are just planning accordingly long term but looks like you’re trying to fast track yourself out of this debt and get back on your feet.

For example, bank accounts we control and specific investor capital accounts are all tracked in this same software.For our investor reports, each month we download spreadsheets, write a narrative for the month's performance and then export it all to a PDF.

I find it more helpful to track on my total cash into the deal (inclusive of furniture, amenities, etc), so cash on cash and monthly net cash flow are the two metrics I find are most informative when I'm looking at a purchase. 

I know it will help to have a mentor and connections to immensely fast track my goal but there was no way I could come up with $40k that time (after reading abit in BP, creative financing sure is interesting!)
