Like I have mentioned I have a 4 month old daughter to look after so I need to hustle especially at the age of 20 I feel like I definitely can still squeeze in to make plenty of mistakes, risk, and most of all learn from it but what is most valuable is time and it’s running out , going for my AA in RE for 2 years is going to take up time but it could be an assets in the near future so If I’m going to college I’m going to have to make the best out of it because I refuse to be 30+ years flat broke no education and my daughter eating cup of noddles.

I had the exact same situation with a duplex I bought in 2005 and I never even had a discussion with the outgoing tenant.

If the numbers don't work with both units rented, then your ability to exit (by renting out the 2nd unit once you move out) goes away.

You'll also be able to place outgoing calls that will show up on caller I.D. as coming from your google voice number.As @Mitch Messer said, it's not all that necessary to have a website initially as a wholesaler, but if you want to go that route, GoDaddy is pretty reasonable and fast & easy to set up a decent looking website.

I failed to check the layout prior to pouring concrete and it has resulted in needing to add furred out walls etc in the kitchen but ultimately has been sorted out going up.
