My guy used to lower my charges because he was the owner and thought all my inputs were ridiculous.

My area is relatively low crime, but had one place that someone broke a window to get in.... probably a homeless guy looking for a place to sleep....got scared when neighbor turned light on.I put in a SimpliSafe unit... portable, easy to set up, multiple options- you can use a webcam and get alerts on your phone and future tenant can pay for full service if they want. 

I like the pool bench seating, nice touch.

Hey guys thank you so much for your responses I truly appreciate the time you took to respond with such great detail.

They're charging second mortgage rates on a first mortgage, nice investment if you can get it.Getting the former owner to sign a second mortgage for the amount you paid at tax sale works, if he pays, and if he signs. 

These days, even properties with nice amenities like pools need to go the extra mile to capture attention and bookings.

He was a really nice guy, but didn’t seem to know many of the details regarding fees.
