Hey BP Community,I bought my first 5+ unit properties in 2019 and now that I'm neck-deep in them, now I'm looking back on the process and trying to improve.I'm very familiar with buying and selling 1-4 unit rental properties and the due diligence involved in making good purchasing decisions with them. 

That $50 will make her feel great, and it sure buys me a lot of time and peace of mind (in knowing that the tenants aren't breathing down my neck waiting for me to get there).Personally I think it's a great business move and a great morale move as well. 

It's part of rural living.In my neck of the woods, the other thing to consider is heat.

In your case, the lender will be the bottle neck if you friend is a good friend.
