Did a bit of research this year on seasonality for our market which I believe will be helpful.  

Plenty of renters and although home to a state school the town does not feel seasonal due to the other major employers.

Expenses are lower, and during high season, you can raise your prices, and people are willing to pay.

Risk Tolerance- We are no longer okay with the risk of having a bad snow season.
