Get on the phone with the GCs that comment and have a good list of vetting questions/see pictures of their past projects.

They can finance the land, but not the mobile home.

Help them get a family squared away quickly by answering all incoming emails and phones calls as soon as possible.

We currently use Rent Manager for our property management software for our mobile home parks and other rentals, etc, but use QBO as our main accounting books.  

After a phone call with this new tax company, they informed me that I actually DO NOT need to issue 1099s for my specific situation.

I then do a search for the “real owner,” and get their phone number and they are shocked when I call them."

The problem occurred when I had to change my cell phone number. 

I don't think a gift card is necessary at this point, but if you can exchange addresses and phone numbers that would be great.Think like a neighbor....they are going to be worried about parties, noise, trash, etc.
