Tons of development and all of the "cool" spots are migrating to this area, especially as downtown and Rainey get the soul drained out of them by generic high-rises. 

I wouldn't be surprised if we still see major migration to lower cost areas assuming people can keep their jobs and salaries.

Migrated mostly, but not all the way Out of the Bay Area market and into the Sacramento area (about 2 hours away) where prices have not gone to extraordinary levels.
