Go check how many BTRs and BTS have stalled since mid 2022.

Your blended rate will be better if you can leave a 1st mortgage in the 5s or mid 6s than doing a cash out refinance. 

I have read that you can contact  the nearest hospitals  and offer services, so how is this done successfully out if state and what are other means for the example staffing agencies. 

We plan to open reservations now for next summer (2025) and want to avoid the mid-week vacancies.  

I would say try Facebook market local groups and other mid term rentals for people who are looking to stay for 3 to 6 months due to insurance claims.
