There are no stairs/ramps/single story so I don't think there are any ADA compliance issues.It is just over 8k sq. ft.

Things like grab bars and ramps you are required to let them do according to the ADA which says you have to allow them to make reasonable modifications.

With the adjoining Building it would make 10 units so cost of ADA compliance would be very little per unit and higher rents would result with ADA compliance.
