I listened to Scott Trench's "Set For Life" for free using a trial membership of audiable.I bought Brandon Turner's books on real estate investing. 

I figured that getting my license and working in an agency with successful sales people will give me a wealth of knowledge as well as earn the opportunity to get income through my sales skills (spent time as a financial advisor for Prudential Financial, I also had stints in sales with AFLAC).If you can, I would love some awesome feedback on everything from: *What I need to know about working with a brokerage firm (membership dues, office politics, commission splits, location, size, etc)*How I should start investigating my market,*What kind of time and money I should be prepared to invest to get results in real estate sales,*Tips on getting into the commercial sector,And anything in between!

I've toyed with Realquest Express and have considered a paying membership, but haven't jumped into foreclosures yet as I'm still fairly new. 

What I found is that unless you have ~2k-2.5k to get the real estate license (after all fees, membership, classes, etc...), or you have enough cash to buy the property outright and then sell to someone else at a greater price, it can't be done here.

I'm also thinking of upgrading my bigger pockets membership because of the tools offered.

I am not sure about their membership policies, but I would assume that they could answer that for you.

There are also fees for MLS membership and maybe Realtor association fees (depending on area).Also why did you become licensed?

The parents can gift certain membership interests while still retaining control, or they can gift all membership interests.

Or they could set up an entity structure to own the property like an LLC that they each own membership interests in.  

As many memberships BP has I would think it could sell out quickly.
