You can't blame that on poor market conditions.I've been in contact recently with the Fairway America team and they've been utterly useless.

In a really good market, an investor can achieve 1% of the money invested.

He is great with investors and can find deals that cash flow much easier, including some off market stuff.

"Flipping" or "Rehabbing" this property would really consist of raising the rents to current market levels (about 40% increase). 

I am proficient in investing and confident in earning 7-10% returns in the market over the next decade or two.
