I manage hundreds of rentals and most of them are caulked every 5 - 10 years.

The place where you can add value with no money is a situation like: you find project A, it is a 120k purchase and it should need 80k rehab but you can get rehab done for 65k cause you can do some of the work and you know how to save on materials and you can manage the rehab. 

I stared using this site PropJump.com to find services providers for my 3 properties I own and manage. 

If you live in CA, NY, Boston etc - the financial difference is big enough.Investing in your home town is always best, you have the home-field advantage and you can buy, rehab and manage a lot more efficiently.

What percentage of gross revenue does an owner typically keep if they do employ a property manager?
