Why doesn't the note cover the land? 

Two things not covered so far:1) If a buyer challenges a seller-financed transaction, the Dodd-Frank penalty is that the lender must make the buyer whole.

The property title is clear but the lender wants additional property adjoining to cover the roof overhang rather than just an easement or encroachment.

But for large multi-family, that amount hardly covers your legal fees for one transaction, let alone down payment, due diligence costs, lender fees, other closing costs, etc.
