Hello BPers I was going to attend my first local investor event/meet up and was wondering what people normally wear to these things.

I'd rather invest with the local 26 year old who lives in their second house-hack, drives their 10 year old car, and is raising their first small apartment syndication that they will self-manage, putting their own money into the deal, than some 45-year old guru who's secret sauce turned out to be their ability to charm on TikTok, but really, their approach to deals ended up being the "secret" to transforming $300M in real estate into $215M between 2021 and 2025.  

Just be sure to check local regulations because some spots are cracking down on STRs.

I found this deal as an off-market property through my local network in the Hamptons.

From what I’ve seen in Bloomberg, it also doesn’t hurt to keep tabs on any shifts in local buying trends.One more thing I’d consider is the exit strategy.

Networking with local real estate investor groups can also help identify lenders active in your area.

Well I must have an AWESOME local agent because I have no complaints at all and have used them for years.  

Thanks Sarah, I don’t see much house hacking going on in Essex or Dundalk in terms of listings on Zillow or FB so my concern would be finding professional adult roommates that want to house share in that area. i’ve been following a lot of the midterm rental groups in Facebook and the consensus is that contracts have decreased significantly and hospitals are using more local labor pools.

Thank you for the run down on the eviction, I found a local attorney and she filed for me last week and told me it will take 7-8 weeks.
