Who knows, maybe there is a state that can parallel the great weather in California, the five-star restaurants in Napa Valley, the geographical diversity, the rich ethnic influences, the skiing and surfing all in the same day and somehow, have no homeless people.

The key to using leverage is to still have a lot of equity in the deal, have a lot of liquid cash to cover issues, and make sure the property has strong cash flow either way.

I think getting really good at one thing, establishing a network within that niche, and being able to analyze deals quickly is the key making things work.
