I have done both types of investing and both types of management. 

For my first investment property, I’m looking at duplexes in the Cleveland heights and Lakewood areas and am wondering if I would get the best profit to effort ratio from self managing a long term rental or hiring a property manager and using it as a short term rental.

If cash flow is tight, a 20% down payment lowers your mortgage and eliminates PMI, but a smaller down payment keeps more cash for future investments.

@Zoey Ammon Great to hear of your interest in investing in multifamily in the Raleigh area. 

A buyer has approached his realtor and explained that he (the buyer) would like to buy the property as an investment to rent but that he can only make money on renting it if he assumes my brother's mortgage.
