The other 4 that I self manage, I believe you can (often times) “train” your tenants to contact you less frequently (or less intrusively) for minor nuisances, and by keeping the property to a certain standard less issues arise.

Under very limited circumstances, such as significant water intrusion requiring extensive remediation, if the tenant wants to leave while contractor is working, that is up to them; if the tenant is out of town or has serious health issues, we will provide access and a lockbox for necessary return visits.

Check for termites and any obvious signs of water intrusion, but outside of that I would not be worried.
