Wholesaling is not illegal in Colorado ( I realize you are in Illinois) so long as the contract can be made assignable and the the buyer/ wholesaler has provided the proper disclosure as to their intentions in taking the property under contract.

It covers my main water intake pipe from the meter, all the plumbing inside the house, and all the drains including the main drain going out to the main sewer line.

I suggest you post your query in this or another section since thus is an old, stale thread.You might be able to find a sample lead or "intake" sheet elsewhere on this site or from some at a local REIA club meeting.
