If it’s illegal activity that’s one thing, but if the sponsor has a recent poor track record - who is to confirm that or verify it without having it third party independently audited - same goes for those good sponsors.

I primarily operate in Pinellas County, FL and Pinellas Realtors has a site with every localities rules and contacts.I am not sure if you are looking statewide or nationwide but there are likely sites that can zero in on an area and help break it down and then you can call and independently verify.I also recommend Municode.Good luck!

If you do buy a new build, make sure you still get an independent inspection done and regardless of where you buy, go and look at the property in person during the contingency period.
