Some folks votes count for more in real life....but they don’t count for more here. keep in mind many service providers on this site that sell ancillary real estate products are welcome wagon posters.. and this juices there post counts a lot.. you know the posts  IE welcome to the site go here go there.. while those are nice and valuable to the new member it can give an illusion of more involvement on the site than what they really do..

last month's rent FREE, and to move in all you need is security deposit and first month's rent.To me this sounds like a great deal, and it gives the illusion that not only am I not asking for the last month's rent to move in, I am giving you the last month's rent. 

Yes, @David Hunter, I have read/heard about that syndrome before....I  did a lot of research before I embarked on the course, and I feel I am under no illusions about the amount of work and perseverance it takes. 

Generally during this time there would also have been some appreciation.The more general situation of how someone gets to be upside down is because they suffered from the illusion that a stupid mortgage was a bad idea, or the illusion that prices would go up forever.

I am under no illusion that the auction process in CA is the same as CO; so I have plenty of home work to do.

@Jonathan Clark: We are in the same "predicament" with already higher incomes and then adding on REI creates the illusion some years as a very very high income.
