It feels like a giant red and gray apartment complex.

The floors are painted battleship gray and the electric panels are labeled nicely.

At my "day job" we have a lot of legalise to provide to customers and sometimes they question a gray area.

He probably lives in the gray and I sort of do myself and I applaud people that think outside the box and push the limit....

@Robert LipscombWhile you've received a good advice from @Spencer Gray on the compensation structure, you should be careful on using the terms LP vs GP, as any time you have at least one passive investor, you're entering the world of securities.

I also agree with @Spencer Gray, likely a lack of education either about investing in CRE all together or specifically about the particular offer.

I know there are some gray areas with realtors 'practicing law' but it seems like a non-standard form would require an expensive legal review and negotiation process.
