Single-gender homes are only for transitional housing (like soberliving houses, halfway houses, etc). 

By doing your work in house, you eliminate quite a large portion of the expense category.  

What I'd like to do is help homebuyers achieve down payment assistance, use a 203k or HomeStyle and potentially house hack as well.

@Derick Jennings Without knowing more about your situation, I'd likely recommend a house hack, a strategy I wish I would have known about when I got started.

Think about an HVAC, storm damage, paying for housing if a tree falls on the roof, dealing with stupid insurance companies, etc.
