So- in your approach, I would not mention that at all.

For average investors without large amounts of capital to deploy this is a common approach to growing a portfolio.

I would at least start there and good timing to figure out a plan with spring slowly approaching and our busier sales season in WI.

Long story short.. they inflated rent projections, sliced corners on property management, and almost left him holding the bag when the actual numbers came in.Vetting a syndicate means getting cozy with the sponsor’s track record, verifying their underwriting approach, and understanding whether they’ve handled rough waters before.

It’s considered an act of god if a strong wind blows down a healthy tree that nobody expected to fall, but if a dead tree has been looking like it’s about to fall for awhile and the owner has been notified of the hazard it causes, then their inaction can cause them to be negligent in addressing the hazard, and they may be found to be liable.

I am curious enough to try different approaches and find out what worms best.

I think as BP evolves it will address these issues from an AI or automated approach or better lookup function.
