@Brendan Harrison there is no harm in working with an agent/broker.  

Hello all,I'm new to the BiggerPockets forum but I figured there's no harm in sharing my experiences as a novice in case others have advice.

Why can't you say "My role is to find you a buyer who can pay cash and do it as quickly "  Give m"e 'x' days and if I can't do it then no harm, no foul"  If there is a drop dead date then don't take on those contracts if you cannot buy it yourself?

When I saw the landlord on September 19th, I showed him traps with roaches in them, empty cabinets in the kitchen and our dining/storage room and told him that we wanted to seek a rental credit for Sept & Oct given the house's lack of habitability. 

Because, in this shape, this property will never pass inspection for a normal loan, and it's going to take me some time to get these houses rebuilt, I will have to rent it out as soon as it's habitable, and use the rent to pay for the rehab. 

How long to raise your score depends entirely upon you and your credit habits.

My question is whether an abandoned property which has been gutted to the studs needs to be brought back all the way to habitability to qualify for reimbursements of costs.

No harm in knocking just be carful what you say since you may end up in an eviction.

Is had 'not fit for human habitation' posted on 2 places n the house. 

And what types of things have been harmful?
