Why can't you say "My role is to find you a buyer who can pay cash and do it as quickly "  Give m"e 'x' days and if I can't do it then no harm, no foul"  If there is a drop dead date then don't take on those contracts if you cannot buy it yourself?

When I saw the landlord on September 19th, I showed him traps with roaches in them, empty cabinets in the kitchen and our dining/storage room and told him that we wanted to seek a rental credit for Sept & Oct given the house's lack of habitability

Because, in this shape, this property will never pass inspection for a normal loan, and it's going to take me some time to get these houses rebuilt, I will have to rent it out as soon as it's habitable, and use the rent to pay for the rehab.
