i do, but i dont like to show them because of the address.the hardwood holds up pretty well. my guy can just screen it and apply another coat of poly and it's good to go. i charge the tenant for messing/scratching it up.

Hardwood floors through out (they do need refinishing though) roof about 7 years old, central HVAC about 3 years old, windows about 5 years old, and 2 skylights.

For a kitchen, you are looking at $5,000 - $10,000 depending on finishes which would include labor and materials (demo old kitchen, new cabinets (10x10 kitchen), new granite / marble countertops, kitchen sink with faucet, tile backsplash, kitchen appliances, crown moulding on the cabinets, and tile or hardwood on the floors).

Basically everything but the kitchen has been paintedthe refinishing of the hardwoods in the first floor entryway hallway, the living room, and the dining room will start on this upcoming MondayWork has started on the outside: framing of the front door, taking down of old awnings, patchwork on the concrete and the painting of the foundation has all been completed.

Redoing the hardwoods (assuming they are in good shape and can be saved) VS covering them up with LVT I don't think will create a large, if any difference on an appraisal.
