(I think this is reasonable) However, $13500 for repair the area shown and other dry rots area.

Likely, you would wait at least several years until that property had more value before you would exercise your option and the family continues to enjoy their dry home.

@Christopher Stewart Well there are people on here with units in Scottsdale probably high end so lets see what they say but new carpet seems like you rented it with this carpet that is what you get and it is dry there so not like you are suddenly getting musty carpet. 

Under 2m is where we're focused - so just a hair under 50m :)  That limits inventory quite a bit so we may end up widening the 10 hour circle, we'll see. 

We had been looking for homes and nothing felt quite right until we walked into this house covered in cat hair with purple and pink kitchen cabinets, bright green receptacle covers, etc.

Hopefully, that isn't the case, but it does seem odd that a person/team who is great with systems would leave a person high and dry.

The ones I saw from those color batches had smudged text and gouges in the background color, kind of like when nail polish gets messed up before it dries.

Not to hijack this thread, but I am also running into issues with a dry market.
