After a year of interviewing, freelancing, and pulling my hair out, I went back to NYC to accept a job that would allow me to keep the house.

If I were to create a graph or chart that shows out of 10 possible candidates to hire, and show the amount that have a drug or alcohol problem, you would be shocked.

However, in those hot pockets like Fountain Square, it's been off the charts...in some cases 200-300%. 

This is what a lot of you need and have been looking while pulling your hair out and trying to figure out the ROI, percentage and just putting it together.Graphs/ read outs for exit strategies for flipping buy and holds, Refi etc. 

Below are two charts, a general real estate cycle chart (from eric fernwood), which a normal real estate cycle goes through.

I see a lot of small business owners pulling their hair out over bookkeeping and losing sight of their primary business and goals.

Your mortgage payment does get locked in.2% inflation... you get the idea.And, finally 3% inflation.This small change alone, has a pretty significant impact on your net worth if you assume that you put your savings into the stock market and could magically earn 8% per year from that (which I feel is optimistic).Here's a chart showing the difference in net worth between the 4 scenarios.And here's a zoom in showing just month 480 at the very end.Much of the difference in the networth is from being able to save more money and invest it in the stock market (since the one property you own is the same for all 4 scenarios).

Seems like the cap rate has gone off the charts and is just not worth it.
