When I first started working with new wholesalers years ago in the Phoenix area, I remember meeting a buddy who’d just locked up a deal on a fourplex near Grand Avenue.

In the grand scheme of things, these are what I would consider first world problems.

With the numbers you're talking about it looks like there is plenty of room to cover all sorts of unforseen issues, and still perform great.

We have taken over a few projects from Blacktip and other contractors and have room to take  a few more.

My tenant, a single Mom, had rented my rental for almost 2 years with her son and couple of grand children.

This property will not compete with hotels is what I thought  We just book multiple rooms next to each other to take advantage of the included Disney transportation.

Rent out a room, or two or 3 in your new place to friends, family, co-workers. 

It looks like one room is the dining room and the other may be a bedroom.If one of those rooms is a bedroom, you very likely have a roof leak.

Plus, living in the property gives you the unique advantage of understanding it inside and out.. making you a better landlord when you eventually rent out all the units.If I were you, I’d prioritize properties with room for rent increases or small upgrades that could boost value.
