My “reasoning” is based on two points1- the current system of property records filing in a million different jurisdictions with expensive title searches necessary for almost every title transfer and mistakes still being made can be made much less expensive, much faster, and much more reliable through migration to some sort of “blockchain” National registry.2- Numerous investments have been divided into, and offered as tranches of the whole.

I leave the marginal ones waiting, letting them know I will reach out when I have a showing date/time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them and send them a link to do the background checks (paid by them directly to the vendor).

My below recommendation is something I'd do only if I had these things in order...But what I would do is put that money into lead generation dollars through Google PPC to generate new seller leads.I'd then close these deals and either assign the contract to a cash buyer OR novate the property on the MLS with the help of a local agent.After that when you have some good coin in the bank you can explore more investment options at your disposal.And just so you know -- I consider myself someone very low on the industry totem pole due to my small amount of experience.
