If you want to invest private deals which are generally the best deals then being an agent will kill that deal before it gets going. 

The best deal in the world can get screwed up by poor management.

To get started, focus on getting prequalified, networking with investor-friendly agents, and exploring seller-financing opportunities.

I'm making two assumptions here - it will take you a year to get the tenants out, and so you are cash flow negative for a year, and that year of negative cash flow is a lot less than the loss in sale price you will need to take to get it sold as-is.
