So I have a seller I'm talking with a lot of equity in her house, but she's about to be foreclosed upon -- her auction date is scheduled for mid-January, so the timing is getting tight.  

Go through their web sites and look for mid sized property managers.

Are there any wholesalers or bird-doggers out there for mid- to large multifamily who could chime in?

Aimed for mid to lower percentiles just to be safe. - All this info is from 3 beds in the area(YTD) ADR = $387(5Y) ADR = $371YTD Occ = .69(3Y) Occ = .61Taking the 3y Occ and 5y ADR    371 * 18 = $6678. 

We're currently doing research in the area and getting familiar with the regulations for mid-term rentals specifically.

I will soon be closing on a vacation home in Naples, FL. The HOA is more friendly towards mid-term rentals. Is there anywhere else I should list my property other than Airbnb and VRBO.
