The refrigerator had rust on the bottom of the door and yes, when I went to close the blinds for bed, the filth on what were white faux wood blinds was nasty. 

Boats, RVs, cars, gun, snowmobile, jewelry......

I’ve done some updates before move in, updated ceiling fans, light fixtures, painted, smoothed ceilings, installed faux wood beams in rooms with vaulted ceilings, and some landscaping.

However, I never wear my jewelry when I work.

HI @Paul Smythe, I think the biggest "pop" would come through- Wrapping the three beams (and possibly the header they connect to) in cedar- Replacing the vinyl siding in the gabled end with cedar shake shingle (or faux) or lap siding (Hardie plank)- Removing the storm doors and painting the front doors a fresh, popping color.If you were prepping this for sale I'd say do all three of these, and consider the shutters. 

How big the community/asset is, size of units, vintage of asset, age/condition of the mechanicals, quality of construction, tenant base, amenities and size of common areas, amount of vacant units, who pays each utility VS RUBS, etc.   

The second is likely some temporal dispersion because various vintage products are purchased at different times in the fund. 

@Ruth GalganoIf there are personal items such as family photos and jewelry, you may want to consider an eviction for personal property.

So if you are underwriting a 70s vintage 80 unit property they can give you their P&L for that same asset type that they manage ideally in close proximity which could also help you with rent comps.

For example designer fashions, nice jewelry/watches, etc.
