Any GC that does not work like this is a huge Red Flag and you should run away.2) Also any experienced GC should have theur own state-legal contract that spells out terms clearly and protects both of you.

It’s a good sized group with experienced investors and newbies too.

Hey Jonathan,I found contractors through refferals and facebook groups, those contractors were great but they are not experienced in new construction; plus with me being out of state it would be ideal for me to hire a GC, instead of sub hiring ( i dont have time for that being far away),I am switching from rentals and fix and flips due to there's just more profit when doing new construction, and way more deals!

I need some advice from experienced RE investors.We want to buy a 6 bed/ 5 bath in a great area (top zipcode in the area).Thinking of splitting into 2 units but re-zoning permits are almost impossible in area.Ideas of converting to AirBnb or community center?

And who better than to recruit a person who is already experienced at such, which there is a lot. 

They will also dictate the terms of the loan, how it's filed, qualifications, etc.However, if you mean PML as in your friends/family that have NO experience in real estate and just have money sitting around...then I would certainly to counsel you to lean on some type of mentor or other experienced investor in Houston on what to do. 

Watching some of these videos and finding lots of red flags like that which beginners wouldn’t catch but experienced folks will know is b.s.

Maybe you  can try a joint partnership with an experienced Investor/flipper and get your feet wet , you would be bringing capital to the table so I am sure many people would like to do that with you:)
