It's one thing to fill the vacancy, but it is another thing to get a quality who is committed to staying at your property by paying on time and not put you in any uncomfortable position.  

We are now at 100% occupancy in our apartments and our restaurant is committed to a 3 year NNN lease and a $150,000 renovation at their own expense.

@Hsin-I Hsu  Owning a $2.5M house can be an expensive commitment, not just because of the upfront down payment but also due to the ongoing expenses for repairs, maintenance, and upgrades that inevitably come with homeownership.Renting at $5K a month, especially for a 4-bedroom house in the Bay Area, seems like a solid deal.

By then they are usually dodging calls and would just as soon I forgot they existed. 

When they do, they are typically covered by insurance and settled outside of court.The odds of a landlord being sued for a large enough amount that it eats up their insurance, the equity in the investment, and their personal assets is almost non-existent.

Existing mobile home parks are in high demand for all investors large and small.

@Brett Jurgens  What is your current financing terms on the existing loan? 

There are plenty of ways around an HOA but they tend to break the rules that you committed to following.

10% is not going to exist, 15% still does currently, but it will be very hard to make work considering the current environment. 

For most of their existence Fannie and Freddie were privatized.
