If you think about it in any industry less transparency and more friction in the transaction will increase fees/commission vs reducing them.I like the idea as an investor of having different agents, a team of agents maybe 3-4 bringing me deals, but I think less of that will happen now as all will have to have you sign some kind of agreement up front.

Clearly there's a lot more ROI and work for a BRRRR.After finishing David Greene's BRRRR book and combing the forums, my impression is it'll come down to building the right team and doing our due diligence on finding and analyzing deals, estimated ARV, rehab costs, and rent /demand for an area with the most conservative estimates. 

Good HML's in ground up or rehab will provide a very easy/handy way to request and distribute draws using something like Built, which we use and it gives our borrowers and our team a single source of truth for all things draw-related. 

However, exploring out of state markets could offer stronger cash flow upfront, so it’s worth evaluating both paths.A piece of advice would be to focus on building your core 4  team: agent, lender, contractor, and property manager.

(A lot of states, they can easily pull emergency assistance, and the court case get automatically dismissed) If they are pro at this, you have no way to win without a super experienced PM and legal team.

We had PM teams that ran, on average, at 2x staffing for sec8, and FT maintenance staff supplemented with PT and outside vendors.  

They're ALL accessing the same data pools and will get close to the same results.A multi-faceted pipeline strategy will keep you and your team busy.

I think we both agree that my team could have done better on the front end at setting your expectations from us on timing and availability of houses that meet your needs.  

I find it hard to believe that this guy is grossly violating DF and still gets away with it, while running nationwide webinars and adding students to his team.
