@Marcia LangleyI think what @John Underwood means is he uses a lockbox to hold the house keys (unless it's a combination on the lockbox- I'm not sure) and something like Nest to be able to control his heat and air conditioning settings remotely.

If, in your state, a person can sell (or lease) their own real estate holdings, then a formed entity should be able to do the same.An interesting variation would be whether a DBA formed within an entity, or entities that are nested within entities could sell wholly-owned real estate.

Clientele is millennials with money or a credit card, upper middle class, honeymooners who spend big (whether they have it or not), retirees with a nice nest egg to spend. 

One of the tenants asked if I could have a big tree in their yard chopped down because she thinks there may be a wasp nest.

Example, the crawl space could probably be secured with a few dollars of chicken wire or a new latch and about 10-30 min worth of time, but could help you avoid a raccoon or possum setting up a nest or dying in there and stinking up the place(also costing much more to remedy than the latch) OR you may notice a plumbing leak when you secure the crawl space, that may have gone unnoticed for many more months eventually doing some real damage. 

I also don't see how I could ever afford a duplex etc. that everyone seems to be talking about at the prices they go for here and considering my current, meager nest egg. 

I am all about W&D, garbage disposal, ceiling fans, usb outlets, nest (in SoCal we have the central air so they can set it to their preferred temperature and also on eco mode so they know they're saving money on energy bill)...
