Many condo owners enlist a PM firm because they can fulfill that function as well as handle bookings, cleaning, etc.

When I told him financing, he then enlisted his agent and told me to talk to his agent.

Do you manage all the properties yourself or enlist a PMC to do the leg work.

With that as your starting point I would recommend finding a way to let her out of the lease that doesn't cause you to lose any money.I usually enlist them to find me a qualified replacement tenant, who I then screen just as I would normally screen anyone else.

Plus I like the fact that the base will be having an infusion of enlisted people over the next couple of years which leaves us with some real opportunity for good tenants.  

I have never done a deal and I am enlisted which means my funds aren't great but I'm motivated and willing to do what it takes!

I think it would be hard to enforce unless you enlist the help of the non-smoking tenants which them may involve you in a lot of other complaints that as a landlord really aren't your responsibility. 

Honestly, the biggest concern you have with real estate is to make sure you're eligible for re-enlistment and buy a house about a year before you get out.
