They will return the original certificate back to the collector endorsed for cancellation.

They will tailor policies through specific exclusions & endorsements to minimize their exposure on certain losses.

This allows for 2 things, number 1 and most important, it keeps it out of my main account so I cannot see it and am not tempted to spend the money. 2. and this is kinda cool too, it is a Tmobile account, not sure if I can say the name here or not, I am not endorsing them or anything just saying where the account is.

The main reason is because you're likely to have 10 different renewal dats to mess with throughout the year, 10 different coverage forms to review and worry about, likely to have different deductibles and endorsements on each policy, different carriers, etc. 

The policies are out there, but don't be surprised if a few agents say they can't do it.Now that we know you need a Homeowners policy for this deal, you will want to make sure you add a Landlord endorsement to the policy to extend Liability to the 3 rented units. 

However, in all fairness, there is someone out there that is well known in the real estate, and financial, arenas, that is charging 35% referral fees to be an endorsed local provider.
