We needed an upgraded 200amp electrical panel ($5-8k), extended water and sewer for the garage ($5k), built out interior ($7k?)

What adds value is the sewer/septic, water and electric at the site.

New roof, new siding, new plumbing, new electrical system, new kitchen, 75% of windows are brand new and fully renovated house.

Tenant shall keep the Premises free of all pests, including without limitation, rodents, fleas, bed bugs, ants, cockroaches, gnats, flies, and beetles.

But, most BPers either aren’t interested in, or like me have no talent for doing the carpentry, electrical work, plumbing, etc. in renovating a house.  

Pretty much all major components were newly installed / fitted and done to a tasteful standard (new metal roof, plumbing, electrical, kitchen, flooring, bathroom, doors, new hvac, decks, vinyl siding etc) and I have visited and walked through 3 times and even been under crawl space to inspect a repair that was previously noted on an inspection to the foundation after termite treatment which looked to be a good job.
