MOST transaction aren’t BELOW market, although I’d venture that 85% of those buyers BELIEVE they’re purchasing real property at a discount.  

It also greatly effects the STR and MTR market with the BMT graduations, etc… The last few years have been very slow and the rental market has been flooded with investors at the same time.

Overall, it seems like the experience will be mostly wholesaling, with a little bit of other types of RE transactions, until I get more experience.Overall, it seems like they started wholesaling years ago, but now do a little bit of everything. 

You need to be careful around the risks of sudden price changes, market stoppages and watch for transaction fees.

He would also not need any private money lenders to close these transactions -- his bank would be dying to give him a commercial line of credit. 

Being a transactional RE broker in my first 15 to 20 years nights and weekends were a must to be a top earner.

A generic program can’t be tweaked enough to make it effective for any particular deep niche.  

@William Causey depends on the transaction and the parties involved.Agree with @Dennis McNeely on some of the transaction costs.A different issue though is with an Assignment, the buyer gets to see what you paid for the property.

Tons of double sided tape used which results in a fair amount of extra effort to restore (most cases paint comes right off the wall requiring patching sanding etc, some cases Good-off was effective.

It is not going to be cost-effective to run a vent for a dryer.
