@Daniel Caldwell I'm not picking on you but 12000 to install a new air conditioning system with duct work is really high...

Trying to buy our first multifamily. 4 unit with a single octopus style furnace that has asbestos wrapped duct work.

Look at the comps and the costs to tear down walls-it would require moving plumbing and possibly electrical and duct work.

Replaced all carpeting with high end flooring, fresh designer paint job (interior & exterior), updated all interior lighting, refinished kitchen cabinets, installed butcher top counters, added a custom "breakfast nook," replaced all windows, New HVAC & duct-work, cleaned up the overgrown yard and added exterior curb appeal, plus gutted & updated bathrooms.What was the outcome?

It's been a battle for sure and I want to pass along the most impactful jabs that have worked for me:- Sanding down wood floors, removing carpet and pad in carpeted rooms- Spraying a good coat of Kilz on the walls, ceiling and trim,- Have HVAC ductwork cleaned- Run Ozone machine for max (2 days), then hit it again in a few days. 

@Dustin Espinoza So you would need a lot of duct work run, and maybe even holes cut through floors and such.

I am looking for a HVAC installer to do ductwork, heat, and AC in a Chicago 2 flat in Rogers Park. 

If you were adding forced air and all new duct work would be upwards of $12K.3.
