Until out of school and then it's straight into the pit and good luck fighting for survival, get with reality and all that....... 

Some renters become home inspectors and will tear your place apart regarding anything (maybe for a discount).  

If the borrower lies about that to get an investment property loan by claiming it's for a primary residence when it's not, then that's straight up mortgage fraud, which is a felony punishable by a fine up to $1m and 30 years in prison.

You may also see a discount fee which means you are buying down your mortgage interest rate in exchange for higher upfront cost.

Some companies offer discounts on certain products or bulk orders, so it really helps to look around.
