Hi, I am a newbie investor who is playing the slow game in buying a primary, rehabbing, then turning into a rental or selling every 2 years.

San Diego and the surrounding areas are VERY ADU friendly so there are properties with options to add one in the back that are really starting to pop there and could be an alternative option.Take it slow.

Personally, I wouldn't spend money on an attorney because 1) I think the covenants/restrictions can sensibly be used against STRs and 2) because the HOA potentially has deep pockets if the officers decide to fight because they can pass the cost of the fight to the home owners.I would reach out to the officers to get their sentiments and to plead my case, and I would start building my case with the other homeowners. 

Ill take that I am thinking too deep about this.

I moved in about the first of the year, but already the showerhead is showing signs of being plugged up on many of the ports and the shower/tub already needs a deep clean because of rust and hardwater buildup.

I think the slow period around the holidays is a great time to give investors a chance because there’s a lull in the action from other buyers.

I watched the work digging for a sewer in the road in San Antonio and they must have been 20 feet deep- this was on a commercial feed on a main road.
