I was in that same dilemma debating if I should knock out my student debt first, but if you don't start now, odds are you won't ever start investing. 

Based on my income + about 70k in savings from selling non-performing properties i have been debating a few ways of going...I have been keeping an eye on MLS listings since i still hold my real estate license for the past few months and Craigslist for cash deals, but i feel the prices are just terrible right now on your typical 3/2 rental properties...Option 1: Should i keep looking for 3/2, 4/2+ under 150k deals for rentals in hopes of something popping up?

I’m in Spring and debating the same thing.

I have a friend who manages 4 and he says he'll never take on a house under 4000 sf because its the same headaches for less revenue on the smaller homes.Also, read up on VHR Vacation Home Rental recent debates and developments, it's a hot issue currently, not sure what's on the horizen for each jurisdiction around the lake.

The last thing we have been debating is if we should wait one more year to sell or rent it out just to avoid the taxes.

Everything just gets messy and you have a realtor that's forced to pseudo-debate an algorithm for value accuracy. 

Eventually, we decided to buy our home where we would raise our kids and grow old.We debated on selling the tri-level, but decided to rent it since we already had the house and we would not walk away with much cash.
