Many expert sources have largely avoided the actual numbers of deaths caused from Covid-19 v.s. the flue and factually which is more a threat to human life.

Since this recession is not being driven by an economic downturn due to the Covid-19 corona virus, I think the main threat to landlords is tenants falling behind on rent due to temporary job losses.

They certainly don't have the manpower to do that so it's an idle threat but one that "encourages" compliance. 

That would be a completely empty threat, I do have 360k in cash reserves to carry me through if necessary.

I reserve the right to be wrong, but with the entire world working on vaccines and treatments, my bet is that the threat posed by the Corona virus will fade significantly in the next several months. 

I'm aware of a property manager in Georgia who sent all of his tenants an email providing them with a list of charities I could help pay the rent he is actually received death threats because of it. 

Just because your area isn't being affected right now doesn't mean it's not a real threat.
