There is *wear and tear* to replace EOL (end of life) components. 

I'm relatively new to RE, but have recently made up my mind that it's going to be one of the main components to my long term wealth building strategy.

Once the property is under contract I have it inspected to determine the current condition and life expectancy of all major components and appliances.

I'm currently using AmRent for credit and criminal checks and they claim to have a manual eviction search capability but I haven't used that component yet.

Geez man I hate to come down on you cuz you are in a situation , but you don’t even understand the most basic components of using the brrrr strategy .

In my research, I have also found that there are a lot of different components to it.

One major component is how we rank our basic needs (after air, food, water, shelter, etc). 

When you make your pre-offer inspection you might see something obvious during that which makes that decision obvious and its age can give you some concerns about reusing the major components that gives you some concern about that which means you will have to remove sheetrock to repair that.
